Kiavi Rates in 2026
Kiavi doesn't publish a fixed rate sheet — pricing is quoted per deal. These are the real-world ranges and, more usefully, the levers that decide where you land in them.
Current rate ranges
| Product | Rate range (typical) | Structure |
|---|---|---|
| Bridge / fix-and-flip | ~7.75% – 12% | 12–24 mo, interest-only, points at closing |
| DSCR rental (30-year) | ~6.4% – 9.5% (promos as low as 5.75% advertised) | 30-yr fixed, ARM, and interest-only options |
Ranges observed as of late 2026. Kiavi reprices with the market and runs periodic rate promotions; your quote is the only number that counts, and the soft quote doesn't affect your credit.
What actually moves your Kiavi rate
- Experience tier. The number of exits (flips sold or rentals refinanced) in the last 24 months is the single biggest lever. 5+ exits gets the floor pricing; 0 exits pays roughly 1–2 points more in rate.
- Leverage. Asking for 95% LTC costs more than 80%. On DSCR loans, 80% LTV prices worse than 70%.
- Credit score. 660 is the gate; 740+ improves pricing, especially on DSCR loans.
- DSCR itself. Rentals whose rent comfortably covers the payment (DSCR ≥ 1.2) price better than break-even deals.
- Points vs. rate. Both products let you trade origination points against rate in either direction. Short holds usually favor paying rate, not points.
Are Kiavi's rates good?
For experienced investors, Kiavi sits at the low end of the hard-money market — typically beating Groundfloor, RCN, and Upright on comparable bridge deals (see the head-to-head comparisons). For brand-new investors the gap narrows, and a local lender who knows your market can occasionally beat Kiavi's first-timer tier. The right move is always the same: Kiavi's quote takes minutes and costs nothing, so get it first, then shop it.
Don't forget the $350
Rate shopping ignores a line item: Kiavi pays new customers $350 cash after their first closing when they apply through a partner link. On a typical 12-month bridge loan that's worth a few basis points of effective rate by itself. How the bonus works, or start your quote with it attached.
