Kiavi Deal Calculator
Enter three numbers from your deal. The calculator applies Kiavi's typical loan ceilings (95% loan-to-cost, 80% of ARV), the classic 70% rule, and a realistic cost stack to show your max loan, cash to close, and projected profit.
Estimates only, using typical Kiavi maximums (95% LTC / 80% ARV), 2 origination points, ~8% selling costs, and interest on the full loan for the hold period. Your actual leverage and pricing depend on experience, credit, and the property — get a real quote (soft pull, minutes).
How to read the results
- Max Kiavi loan — the lower of 95% of your total cost and 80% of ARV. Whichever ceiling binds tells you what kind of deal you have: ARV-bound deals are thin.
- Cash to close — your cost gap plus points. Rehab is financed but drawn as reimbursement, so keep reserves for the first stage of work (how draws work).
- 70% rule max offer — the old-school screen: 70% of ARV minus rehab. If your purchase price is above it, the calculator flags it; plenty of good deals break the 70% rule in expensive markets, but know you're breaking it.
- Projected profit — ARV minus every cost in the stack. If this number doesn't survive a 10% ARV haircut, pass.
Pair it with Kiavi's ARV estimator
Your ARV input is the whole game. Kiavi's free ARV estimator predicts post-renovation value from its underwriting models — use it to sanity-check your comps before you trust the profit number here. Then check the requirements and current rates.
