How the loan is sized
Kiavi lends against two ceilings and your loan is capped by whichever binds first: loan-to-cost (up to 95% of purchase price + rehab budget) and after-repair value (total loan up to 80% of ARV). The rehab budget is held back and released in draws as work completes — you front each stage, submit photos/inspection through the dashboard, and get reimbursed. Run your numbers in our deal calculator, which applies both ceilings and the 70% rule side by side.
Experience tiers
Kiavi prices by your verified exits in the last 24 months: 0 exits qualifies but pays the most; 1–4 exits sits mid-range; 5+ exits unlocks floor pricing and maximum leverage. Exits at other lenders count — document them. First flip? You're eligible; just budget for the higher tier and see the full requirements.
What flippers should watch
- Interest accrues on drawn funds — a realistic rehab timeline matters more than a perfect one.
- ARV discipline. Kiavi's valuation model will check your ARV; use the ARV estimator before you offer, not after.
- Exit flexibility. If the flip becomes a keeper, Kiavi's DSCR refinance is the in-house exit — no new lender hunt mid-project.
